Website Disclaimer
Last updated: 21/07/2026
This disclaimer explains the limits of public website content published by PropBriefs. It is written for website users and prospective clients, and should be read with our Website Terms of Use and Privacy Policy.
1. Start here: the website is not your personal plan
The PropBriefs website is designed to explain who we are, the buyer’s agency service we provide and our general approach to residential property purchasing.
Website content is not tailored to your objectives, budget, finance position, family situation, tax position, legal position, borrowing capacity, risk tolerance, location preferences or property requirements. You should not treat anything on the website as your personal property plan.
2. What PropBriefs does, and does not do
PropBriefs provides buyer’s agent services. When formally engaged, our work may include clarifying a Buyer Brief, assessing areas and properties, preparing Sourcing Reports, negotiating within authority and coordinating parts of the purchase process.
PropBriefs is not a financial adviser, lawyer, accountant, tax agent, mortgage broker, valuer, building inspector, pest inspector, engineer, town planner or insurer.
3. Decisions that need specialist advice
Nothing on the website is financial advice, legal advice, tax advice, credit advice, mortgage advice, building advice, pest advice, structural advice, planning advice, engineering advice, insurance advice, valuation advice or a recommendation to buy a specific property.
Before making decisions, you should obtain advice from appropriately qualified professionals. Depending on the matter, this may include your solicitor or conveyancer, mortgage broker or lender, accountant, financial adviser, building and pest inspector, property manager, insurer, planner, engineer or other specialist.
4. The website is separate from a client engagement
Reading the website, submitting an enquiry, booking a call or speaking with PropBriefs does not automatically appoint PropBriefs as your buyer’s agent and does not require PropBriefs to act for you.
A formal engagement only begins when PropBriefs agrees to act and the required documents are completed. For buyer’s agency work, this will usually include a signed Buyer’s Agent Agreement, an agreed Buyer Brief and required onboarding or client acceptance steps.
5. Client acceptance and onboarding come first
PropBriefs may require onboarding checks before commencing client-specific work. These may include identity verification, source-of-funds information, finance position information, conflict checks and other information reasonably required to decide whether we can act.
PropBriefs may decline, pause or end an enquiry or engagement if required information is not provided, if information is incomplete or inconsistent, if the matter is outside our service scope, or if the matter is outside our risk appetite.
6. Property comes with moving parts and risk
Property markets can rise, fall or remain flat. Different suburbs, property types and price points can move differently, even in the same broader region.
Risks may include overpaying, valuation shortfalls, finance issues, interest-rate changes, vacancy, weaker rental demand, insurance constraints, repair costs, building defects, pest issues, planning constraints, easements, liquidity risk, settlement risk and changes to laws, lending policy or market sentiment.
A lower-risk approach does not mean a risk-free purchase.
7. No promise of a particular result
PropBriefs does not guarantee capital growth, rental income, rental yield, vacancy periods, valuation outcomes, finance approval, equity extraction, purchase price, negotiation result, settlement outcome, renovation outcome, planning approval, granny-flat outcome, insurance availability, saleability or investment return.
Any target, preference, price view, rental view, yield calculation, walk-away price, market comment or strategy discussion is indicative only and must be considered with your own circumstances and specialist advice.
8. Examples are context, not evidence that it will happen again
The website may refer to examples, past matters, property scenarios, negotiation outcomes or general descriptions of how PropBriefs approaches property purchasing.
Those examples are included to explain process and context. They depend on the specific client, property, market, timing, finance position, negotiation, legal review and due diligence available at the time. They are not a forecast, promise or representation that the same or similar result will be achieved for another buyer.
9. Market views can change
The website may include comments about suburbs, regions, supply, demand, vacancy, rent, value, yield, growth, risk or broader market conditions.
Those comments reflect information and opinions available at the time they were prepared. Markets, laws, lending conditions, stock levels and business processes can change without notice. Forward-looking comments involve uncertainty and should not be relied on as predictions.
10. Data is useful, but it must be checked
PropBriefs may refer to information from property platforms, sales databases, government sources, council material, planning tools, research providers, agents, property managers, brokers and other third parties.
We aim to use sources we consider reasonably reliable, but we do not guarantee that website information is complete, current, accurate or suitable for your circumstances at the time you read it. Property-specific information should be checked against current evidence before a decision is made.
11. Sourcing Reports sit inside the paid service
Property-specific assessment, property recommendations and Sourcing Reports are only provided within the scope of a formal client engagement and after PropBriefs has agreed to commence client-specific work.
Sourcing Reports are designed to support a client’s decision-making process. They do not replace advice or reports from a solicitor, conveyancer, broker, lender, valuer, building inspector, pest inspector, planner, engineer, insurer, accountant or other qualified specialist.
12. Independent people remain independent
PropBriefs may communicate with or refer to solicitors, conveyancers, brokers, inspectors, property managers, insurers, data providers, agents and other service providers.
Unless expressly stated otherwise, those providers are independent from PropBriefs. PropBriefs is not responsible for their advice, reports, conduct, fees, timeframes, availability or decisions.
13. External links and embedded tools are outside our control
The website may contain links to third-party websites, platforms, maps, videos, booking tools, forms, social media, analytics tools or embedded services.
Those links and tools are provided for convenience only. PropBriefs does not control third-party websites or platforms and is not responsible for their content, accuracy, availability, security, privacy practices or terms of use.
14. Website content may be updated or corrected
Although we try to keep website content accurate and current, errors, omissions, outdated information and broken links can occur.
We may update, amend, remove or replace website content at any time without notice. If you believe something on the website is inaccurate, you can contact us using the details below and we will review it.
15. Rights that cannot be excluded
Nothing in this disclaimer excludes, restricts or modifies any consumer guarantee, right or remedy that cannot be excluded, restricted or modified under the Australian Consumer Law or any other applicable law.
To the maximum extent permitted by law, PropBriefs is not liable for loss, damage, cost or expense arising from use of the website, reliance on website content, or use of third-party websites, tools or platforms linked from the website.
16. Read this with the other website documents
This Website Disclaimer should be read together with the PropBriefs Website Terms of Use and Privacy Policy.
Additional terms, disclosures and limitations may apply under a signed Buyer’s Agent Agreement, Buyer Brief, Sourcing Report or other client-specific document.
