Website Terms of Use
Last updated: 21/07/2026
1. Using this website
These terms apply when you access, browse or use the PropBriefs website. By continuing to use the website, you accept these terms. If you do not accept them, you should leave the website and not rely on its content.
2. Who operates the website
The website is operated by PropBriefs Pty Ltd ACN 683 171 020 (PropBriefs, we, us or our). PropBriefs provides buyer’s agent services and is licensed to conduct buyer’s agency activities under applicable real estate licensing laws.
Our public website is separate from any written engagement documents signed by a client.
3. Purpose of the website
The website is designed to explain who we are, the type of buyer’s agency services we provide and how prospective clients can make an enquiry. It may also include general property commentary, educational material, examples and links to third-party tools or content.
The website is not a transaction platform. You cannot appoint PropBriefs, instruct us to buy property, sign purchase contracts or receive client-specific property recommendations merely by using the website.
4. How a formal engagement starts
Using the website, submitting a contact form or booking a call does not create a client relationship and does not require PropBriefs to act for you.
A formal engagement only starts when PropBriefs agrees to act and the required engagement documents are completed. For buyer’s agency services, this usually includes a written Buyer’s Agent Agreement, an agreed Buyer Brief and any required onboarding checks. If there is any inconsistency between these website terms and signed engagement documents, the signed engagement documents prevail for the paid service.
5. General information, not personal advice
Website content is general in nature. It does not take into account your objectives, budget, finance position, family situation, tax position, legal position, risk tolerance, borrowing capacity or property requirements.
The website content is not personal financial advice, legal advice, tax advice, credit advice, building advice, pest advice, planning advice, valuation advice or a property recommendation for your circumstances. You should obtain advice from appropriately qualified professionals before making decisions.
6. Buyer’s agent role only
PropBriefs provides buyer’s agent services only. PropBriefs is not a financial adviser, accountant, tax agent, lawyer, mortgage broker, building inspector, pest inspector, engineer, town planner or valuer.
Any discussion of suburbs, property markets, risk, rent, yield, value, negotiation or purchasing approach is provided in the context of buyer’s agency services and should not be used as a substitute for independent professional advice.
7. Service scope and onboarding requirements
PropBriefs may apply service eligibility, client acceptance and onboarding requirements before commencing client-specific work. These requirements may include identity verification, source-of-funds information, finance position information, conflict checks and other information reasonably required to decide whether we can act.
PropBriefs may decline, pause or end an enquiry or engagement if required information is not provided, if information is incomplete or inconsistent, if the matter is outside our service scope, or if the matter is outside our risk appetite.
8. Property outcomes are not guaranteed
Property markets are uncertain and may rise, fall or move sideways. Information on the website may refer to market data, historic examples, client outcomes, rental estimates, locations, property types or general strategy concepts, but none of this guarantees future results.
PropBriefs does not guarantee capital growth, rental income, vacancy periods, valuation outcomes, finance approval, saleability, equity extraction, purchase price, renovation outcome, planning outcome, investment return or any other property performance outcome.
9. Using the website responsibly
You must not use the website in a way that is unlawful, misleading, harmful, disruptive or inconsistent with these terms. In particular, you must not:
- interfere with the security or operation of the website or its underlying systems;
- attempt to access areas, accounts, systems or data you are not authorised to access;
- submit false, misleading, fraudulent, offensive or unlawful information through forms or booking tools;
- copy, scrape, harvest, republish or commercially exploit substantial parts of the website without our written consent;
- use automated tools in a way that places unreasonable load on the website or disrupts ordinary operation;
- upload or transmit malicious code, spam, viruses or other harmful material.
10. Ownership of website content
Unless we state otherwise, the text, structure, branding, images, graphics, logos and other materials on the website are owned by PropBriefs or licensed to us.
You may view the website for personal, non-commercial purposes. You may share a link to a public page. You may quote a short excerpt with clear attribution. You must not otherwise copy, adapt, rebrand, resell, redistribute or commercially use website material without our prior written consent.
11. External websites, platforms and tools
The website may link to or use third-party websites, software, booking systems, embedded media, analytics, social media, maps, payment tools, forms or other platforms. Those third parties are independent from PropBriefs.
We are not responsible for third-party content, availability, accuracy, security, data handling or terms. If you choose to use third-party links, tools or platforms, you do so subject to their own terms and privacy practices.
12. Website availability and updates
We may update, edit, suspend, remove or replace website content at any time. We do not promise that the website will always be available, uninterrupted, error-free, current or free from harmful components.
Although we try to keep website content accurate and current, property markets, laws, prices, lending conditions and business processes can change. You should not rely on website content as the only basis for a decision.
13. Privacy
We handle personal information in accordance with our Privacy Policy. If you make an enquiry, book a call or otherwise submit information through the website, you agree that we may handle that information in accordance with our Privacy Policy.
14. Liability
To the maximum extent permitted by law, PropBriefs is not liable for loss, damage, cost or expense arising from your use of the website, inability to use the website, reliance on website content, or use of third-party websites, tools or platforms linked from the website.
Nothing in these terms excludes, restricts or modifies any consumer guarantee, right or remedy that cannot be excluded, restricted or modified under the Australian Consumer Law or other applicable law.
